Also, I'm wondering... Is this website is being regularly updated? A local installer (in Oct, 2010) in MA quoted over twice the price you list here. "Open cell alone ~$1.35 per sq ft for R-13. Or a 'hybrid method' using 2inch closed cell for R-13 followed by 1.5inch open cell for R-6. Hybrid is $2.85 per sq foot for R-19 rating". Maybe installers are charging higher prices to profit from those trying to meet government energy rebate by Dec 31?

Spray Foam


OK, Peter, I finally went back and read Alex Wilson's article on what he perceives as a serious problem. I haven't seen the full report, but based on the summary he wrote on the Green Building Advisor website, I question the science. It seems to me that he's chosen the wrong metric and he's basing his conclusion on too many assumptions because he doesn't have enough data. Spray foam insulation, when properly installed is both an air barrier and when closed cell foam is used at the proper depth a vapor barrier!  Before hiring any contractor you should establish the brand of foam being used and verify that with the named manufacture.  Please ask for ESR reports and MSDS sheets on any foam being installed in your home. A couple areas where you might consider spray foam insulation include:

Steve: If your spray foam installer leaves the vents open, he will be committing the 2nd of the 4 problems I described above. You will most likely have comfort and efficiency problems. You may well have condensation problems. You will be spending a lot of money on a product that likely won't perform as it should. Don't let him leave the vents open. If the installer you've chosen doesn't understand this, you may want to choose someone else. 
Silicone based coatings can be spray or roller-applied, and should utilize a medium-nap roller when rolled. These coatings are applied anywhere from 2 to 3.5 gallons per 100 square feet, depending on the substrate. Silicone has two major advantages over the other four types of coatings that should be considered when searching for the best roof coating: 1) it can resist ponding water for extended periods of time and 2) it can adhere to most substrates without a primer. Because of these two major advantages, silicone is the best roof coating that satisfies both quality and cost-effectiveness.
However, coating asphalt shingles and built-up composition roofs requires more caution. The National Roofing Contractors Association’s (NRCA) director of technical services has stated "The roofing industry is aware of a number of issues that could have negative consequences for field application of coatings over asphalt shingle roof systems. Anyone considering this type of application should be aware of the concerns so they can weigh them against the benefits claimed in coating product promotional materials."[2]
As mentioned above, These coatings can work with almost any roof type. Another advantage is they are long-lasting. The coatings are resistant to fungi and mildew among other common materials that damage roofs with time. Another advantage of the coatings is that they are seamless, providing a neat uniform coating. Elastomeric coatings offer individual benefits to certain roof types. For instance, polyurethane foam roofing benefits greatly from the coatings by getting great ozone and UV light protection. The heat reflexive properties also offer great benefits such as lowering cooling costs. This advantage is enjoyed regardless of the rooftype. The heat reflexive properties also offer anti-aging properties when coatings reflect harsh sun rays which age roofs with time. Elastomeric roof coatings are also simple to use, VOC compliant and nontoxic.

How Much Is Spray Foam Per Sq Ft


Air infiltration and exfiltration within a home contributes to almost 99% of moisture migration. Restricting air movement stops moisture accumulation so that the possibility of mold growth is less likely. Combined with a properly sized HVAC system, spray foam insulation helps control the indoor humidity levels to minimize moisture and condensation. Reducing moisture and controlling humidity can also add years to the life expectancy of a home, plus contribute to a healthier indoor environment. Finally, it also deters pests, making it difficult for them to nest.

There is a significant price difference when it comes to using foam insulation to insulate a new versus older home. Spraying insulation inside a newly constructed home is easier because the installation company can ensure the insulation will work effectively and design it for optimum defense against sound, heat transfer and utility costs. Installing spray foam in older homes that contain existing insulation can cost additional time and money -- it is not usually recommended as compared to weatherization or an energy aduit.
I have never used foam insulation before and this was easy for me to use right out of the box. I had a 4'x8"x8" cavity in my basement that houses a waterline. When the previous homeowner installed this they put no insulation in at all and being that it's an exterior wall in the basement and I live in the Midwest that thing was pushing so much cold air in it was incredibly uncomfortable. Out of the box and job completed in about 5 minutes. Stopped all drafts and created a nice 2" barrier on the wall in which I will install some extra bat insulation over it. 4 stars because the spray isn't very good passed 6-8" from the surface. Make sure you can reach the surface you want to coat. Great for small jobs!

If your foam pulled away just a little bit, Jamie, and they were able to fix it with just a little bit of touching up, then it wasn't as bad as the house where I saw this problem. As the last photo above shows, it had pulled away significantly from the studs and rafters, and it was all over the house. This was closed cell foam, and interestingly, it didn't pull away from the horizontal framing members, just the vertical and sloped ones. They did some touch up, but that wasn't enough. I don't know how this one ended up getting resolved. I think maybe the contractor came back and sprayed cellulose on top of the foam.

I employed a company to insulate my three story house in 2011. They started Insulating it in August of 2011...They said it would be a 3-4 day job. They installed it in 0.5"-8" lifts all in the same cavity, this left burned insulation and voids. They removed what they told me was the bad insulation and in the process cut many electrical wires. They fixed this. They then reinstalled too thick again in some spots and removed again. They then installed it for a 3rd time. The areas that I thought were good are now separating from the structural members leaving voids. As of October 2012, 1 year and 2 months of dealing with the contractor I told them I want proof that what has been installed carries a warranty or I want my money back and I will fix the problems myself. They have yet to provide me with this warranty. I have spent many hours in the house looking at what is bad and they need to fix. I am frustrated, 14 months of additional rent due to their negligence. I would like to know how I can get proof that the product carries the manufacturers lifetime warranty, or has it been installed improperly throughout the entire house. Desperately awaiting your response.

I am building a house in Central Texas (Caldwell). Several builders are cautious about using foam insulation and/or a closed attic. I would like to use both. Here in Texas, heat and humidity (except for the past few years of drought) are a continuing problem. Which type of foam would be the best to use in our home, where should the vapor barrier be or should be use one at all, if we are using fans in the exterior walls to supply fresh air to the house, do we need a vented attic or will it cause more problems than it solve? I have printed out your article and the blogs to give to my contractors and architect, but I would really appreciate your comments on the products being used in my part of the US. 
According to the Department of Energy, an estimated 20 to 40 percent of a home’s utility bill could be going to waste from drafts and air leaks around openings. As temperatures cool and energy costs rise, the positive impact of energy efficiency on a building comes into focus. Air can enter and escape a structure through every gap, compromising the building envelope. Adding the right insulation and air-sealing will close these gaps, keeping interior spaces comfortable and reducing energy bills. 
A: It can be applied in the similar manner that we apply paint. We can use a paint roller to apply it without any hassle and use of special tools. You can also check the specific manual of instructions from the maker for particular directions. You should also check if it requires single or double coating or the use of a primer before its application.
While coatings may potentially stop minor leaks, the roof should be properly repaired and dried prior to coating application. Coatings may be able to seal pinhole leaks, which are leaks not visible to the naked eye. If the roof is leaking, the roof leak will need to be identified and repaired prior to any recoating; do not expect the coating to find and seal the leaks.
This tropic heat actually is the cause that the steel structure, which most roofs in that part of the world are built on, expands and contracts all the time. By doing so, the sun-battered steel structure causes the roof tiles to dislodge and slowly creates small openings between the roof tiles, through which rain water can run into, creating leaks that can cause much damage to plastered ceilings and electric wiring.
Most flat roofs are not perfectly sloped, causing water to puddle in some areas, in particular around the drains and scuppers. Many roof coatings are not rated or warranted for "ponding water", and thus might fail pre-maturely if exposed to standing water over long periods of time. Serious consideration should be given to the performance and limitations of the coating being selected. Some manufacturers will warranty their coatings including ponding water. Typically, manufacturers for acrylic roof coatings do not include warranties for ponding water, while some polyurethane and silicone roof coatings manufacturers will.

It protects the lining of your house, and even can protect the heating and cooling of your house during those unbearably cold or hot days.
Roof coatings can add 25 years to the service life of a roof and reduce the amount of discarded roofing materials that end up in landfills. The infrared image on the right shows 175 °F (79 °C) on the uncoated (black) section of the modified bitumen roof. The coated (white) section is 79 °F (26 °C). Field studies have shown that cool roof coatings can lower rooftop temperatures and reduce air conditioning bills.
